A 10% deposit is required to secure the booking, and the remaining 90% due 60 days prior to commencement. Bookings made within 60 days before commencement require the full payment (100%) at the time of booking. If the outstanding balance has not been received by the due date, the Owner and/or the Property Manager reserve the right to cancel the booking without notice and the guest will forfeit the deposit.
Cancellations made within 90 days prior to commencing will not be refundable unless the cancellation is a result of COVID-19 restrictions on Travel, a travel credit note will be issued to be used within 18 months. This policy is not negotiable, and we strongly advise that clients take appropriate measures to protect themselves in the event of cancellation and alteration to their booking. The deposit is non-refundable and non-transferrable to another property. Refunds will be processed within 10 days from notification of cancellation.
Dune Port Douglas strongly advises guests to take out comprehensive travel insurance to cater for any unforeseen circumstances.
Dune Port Douglas uses all reasonable endeavors to ensure accuracy of information and quality of facilities, no liability is accepted for any claim as a result of problems that occur at the property, or for any loss or personal injury or illness, however caused, while guests occupy the property.
Cancellations due to covid-19 restrictions 30+ days prior to commencement will be refunded in full. Cancellations after 30 days prior to commencement will not be refunded and will be issued a credit for a future booking to be used within 12 months.
We take hygiene and cleanliness very seriously at Dune, and our staff are taking extra precaution ensuring all surfaces are sufficiently cleaned.
Dune Port Douglas requires a refundable Security Bond of $5,000.00 to be paid with all bookings. The bond will be refunded in full back to the nominated bank account after the house has been cleaned and checked, provided there are no damages or excess cleaning or additional expenses incurred, usually within 5 – 10 working days after guests vacate. A breach of any of the Booking Conditions may result in forfeiture of the bond.
The occupier and their guests shall not at any stage walk along the edge of the pond and pool fence. If this clause is breached, the cost to remedy any damage, approximately AU$15,000.00, will solely be the responsibility of the tenants.
Dune Port Douglas features an internal pond, children require cautious supervision to prevent drowning, if you have any concerns in relation to supervision, please close all doors with direct access to the pond, we will not take any responsibilities for any accidents caused in or around this area.
The owner warrants that in the event that the property is sold, and the owner is unable to honour a booking, that the owner will use best endeavours to find an alternative venue at the discretion of the tenant. In the event, the owner is unable to secure an alternative property to the satisfaction of the tenant, the owner will refund all payments made in full.
Dune Port Douglas has a maximum occupancy of ten people; the guests must not exceed this number without prior consent by the Property Manager. If for any reason there is a change to the number of guests occupying the property the Property Manager must be informed immediately. Guests are not permitted to host parties or functions of any kind while staying at the property unless prior approval is given by the Property Manager; an additional charge will be payable for any type of function. In the event this clause is breached, the property manager may, entirely, at his/her discretion require the property to be immediately vacated.
Dune Port Douglas does not allow guests to bring pets to the property. There are some exceptions but under no circumstances are guests permitted to bring pets without first seeking permission and then obtaining prior written approval from the Property Manager.
Dune Port Douglas Check-In Time is 3:00pm and Check-Out Time is 10:00am, unless arranged in advance with the Booking Agent. During the low season and for mid-week bookings, these times can very often be flexible. All requests for varying Check-In/Out times will be accommodated wherever possible. Late departure without prior approval may result in a partial forfeiture of the Security Bond.
Dune Port Douglas access and keys will be made available upon arrival at the property by the Property Manager. The loss of any swipe cards or keys during the stay will be charged at the cost of replacement. Return of swipe cards and keys will be arranged with the Property Manager prior to check out.
Dune Port Douglas can provide a personal Concierge Service at an additional charge for the booking to cater for all special requests of the guest including restaurant bookings, day trip and tourist attraction bookings, private charters, and in home services and supplies.
Dune Port Douglas requires guests to pay for any specific items and services purchased on their behalf by the concierge as well as an hourly rate..
Dune Port Douglas does not provide a refund, credit or transfer for any unused portion of the booking where the guest chooses to cut short their stay or decline included services.
Dangerous Chemicals are stored in the storeroom in the garage and household chemicals are stored in the laundry and under the sink in the kitchen. Infant supervision is required at all times in these areas.
The garage storeroom holds the owner’s personal effects, please keep out the storeroom.

Dune Port Douglas expects guests to be considerate to neighboring properties and not give cause for complaint due to excessive noise or unsociable behavior, and to conduct themselves in a manner that does not cause any damage to the property. Guests must obey the by-laws, rules and regulations of the Beachfront Mirage estate, a community complaint of excessive noise or unsociable behavior by guests is a breach of the booking Conditions and may result in eviction from the property and forfeiture of the bond.
Dune Port Douglas expects guests to look after and take all reasonable care of the property, all the furnishings and equipment included in the property, and to observe the “No Smoking Inside” requirement for the duration of the booking. Any faults, damages or breakages must be reported to the Property Manager as soon as possible. Guests will be liable for any breakages or damages caused to the property during the guest’s occupation; all costs of repair and replacement shall be payable upon demand to the Property Manager or deducted from the Security Bond. Guests must return any furniture that has been moved to its original position. No furniture or equipment for use inside the property is to be moved outside. It is the responsibility of the guests to ensure that all doors and windows are securely locked and that the property is left in a clean and tidy state at the end of the booking period. In the event that cleaning of the house exceeds the cleaning time allowance specified in the final confirmation letter, the guest will be charged for the cost of excess cleaning at the specified hourly rate and this amount will be deducted from the Security Bond.
Dune Port Douglas must not be used for any unlawful purposes, the use and possession of drugs within Dune Port Douglas is strictly prohibited, breach of this rule with result in immediate expulsion from the property with no refund for the balance of the stay.
Dune Port Douglas supplies all linen and towels for the specified number of guests and beds. This includes pillows, continental quilts or doonas, bed sheets, bath mats, bath towels, tea towels and beach towels. The supply and launder of bed linen and bath towels is included in the price.
Dune Port Douglas now provides a daily cleaning service. The cleaners will make beds, hang towels and tidy the kitchen, they will allow two hours daily. If you would like full time cleaning staff, please let us know before your stay and we will try to arrange.
Dune Port Douglas does not accept liability for finding or returning lost property. It is the responsibility of guests to check before departure that personal belongings have not been left at the property. The cost of retrieval, post and packaging (paid in advance) will apply if any lost property is to be returned to guests.
Port Douglas is a tropical environment, we highly recommend that you keep your door to bedrooms closed and air conditioning off during the day. Ceiling fans should stay on the whole time.
